Hi, I’m Joshua, owner and inspector at LJC Home Inspections.
I got into home inspections because I’ve always enjoyed working around homes, understanding how things are built, and helping people solve problems. After years of working in the construction and home-improvement industry, I decided to take that experience and put it toward something I genuinely believe in: serving people and giving them the information they need to make good decisions about their home.
I don’t believe an inspection should be about finding a hundred things wrong with a house just to fill up a report. Every home is going to have something. My job is to help you understand what matters, what doesn’t, and what you should be paying attention to.
I’m also fortunate to have built relationships with people throughout the construction and home-service trades. If you come across something during the inspection process that requires a qualified professional, I can often help point you toward the right type of resource. I’m not a contractor, and I don’t perform repairs—I’m there to give you an objective assessment and help you understand what you’re looking at.
At the end of the day, I believe business should be built on more than making money. It should be built on integrity, accountability, and service. The people I surround myself with share that same mindset: we work hard, we make a living, and we try to leave people better off than when we found them.
That’s the kind of inspector I want to be.
I’ll take the time to look carefully, explain what I find in plain English, and treat your home and your investment with the same respect I’d want for my own.
A full evaluation of a home's major systems and components, from foundation to roofline, so you know exactly what you're buying or selling.
A camera-guided look inside the sewer lateral to catch cracks, blockages, and root intrusion before they turn into a five-figure repair.
Infrared scanning that can reveal moisture intrusion, insulation gaps, and electrical hot spots hiding behind walls and ceilings.
Aerial footage of roofs that are steep, high, or otherwise unsafe to walk, giving you a complete view without added risk.
Targeted testing in areas prone to water damage, helping you catch hidden leaks and moisture problems before they become mold or structural issues.
I inspect visible areas and test suspect surfaces for mold growth, giving you lab-confirmed answers about air quality and moisture-related risks in your home.
Serving Sacramento & Surrounding Counties When you hire LJC Home Inspections, you’re getting more than a checklist. Before becoming a home inspector, I worked as a Project Manager for a residential service company specializing in energy-efficient home improvements.
I worked directly with homeowners and contractors on projects involving roofing, HVAC, windows, siding, and TexCote coatings, while working with Title 24 energy-efficiency requirements. That experience gave me valuable firsthand exposure to how these systems and improvements come together in a home.
Today, I bring that experience to every inspection, taking the time to look at the home carefully and explain what I find in plain, straightforward language. My goal is simple: give you an honest picture of the home’s condition so you can make an informed decision with confidence.

I always welcome clients to walk the property with me, but I know that’s not always possible with a busy schedule. Whether or not you make it to the inspection in person, you’ll get a complete Spectora report laying out the condition of the home and everything I found along the way, delivered within 24 hours of the inspection so you can review it and talk it through with me and your real estate agent.
